These are insulated and painted inside and out. Please note this is a KIT. You assemble it. It's easy. Most people have a family or friend who knows how to use a drill. There's a video on the website and I can send you simple instructions.

Please note: If you have reserved a tiny house please contact me asap because shipment is supposed to arrive Wednesday, so please contact me for a pickup time. Availability: I have 2 customers who needed to delay their tiny houses to the July shipment, so theirs are available for sale.

Please note: I don't recommend you get ANY permit, if you can qualify for protection under the Fair Housing Act, which is federal law, superior to city code. Most households do qualify for federal protection of their tiny house. This is superior to State laws for ADU's. It's called the "Fair Housing Act" and most households qualify if they have a bad back or even a reading disability. This forces the city and your neighbors to be "reasonable" in any complaints against your use of the building.

Please note: Your city or county will consider this a "temporary structure" like a shed. However, you can live in it under certain circumstances (like Fair Housing situations- see below- are you the type of person to ask for forgiveness? Or permission?) If you are looking for a "permanent" structure that will meet code, under the new "ADU - accessory dwelling unit" rules, we are starting to offer those, as well, using a new building method. The cost is much, much higher, because you are building a house, even though it's "tiny." The structures in this listing are a terrific bargain, and can last many years, but please understand there are limitations, so please read the rest of the description below! If you would like more information about our new, permanent ADU structures, feel free to respond to this ad and we will send you details and assist with the permitting process. Our buildings will be cheaper than other methods, to save you money. However, they will easily be triple the price of anything sold here....but it will add appraised value to your property, just like your house, because that's the difference between "permanent" and "temporary" under local code.

Competitors are easily charging double what I charge, while giving you an inferior (usually wood) product! Wood prices are high right now.... What I am selling is the best deal for the best price once you understand all the benefits! These are, primarily:

--It's a kit- you assemble it- it's not hard- anyone who knows how to use a drill can put it together
--The interior walls are finished and painted as soon as you put it together- other sheds require finish-out, sheetrock
--it's insulated - other sheds charge extra- a lot extra
--It doesn't rot - no mold
--It doesn't catch fire
--It can be disassembled to move- other sheds would need to be destroyed or lift with a crane or forklift

Price listed is for a bedroom sized unit (10 x 12) and includes walls, roof, and a platform foundation that goes right on the ground. You can also pour a concrete slab and I'll credit you back for that. I can make any custom size. Just tell me what you need and I'll quote you. Sample pricing is on the website.

About the panels these are made from- these are made of painted steel sheets with 3 inches of foam insulation in the middle, like an oreo cookie. These are for making buildings and even walk-in freezers. They are very strong and long lasting.

People have bought these for offices, play rooms, Airbnb, extra bedrooms, and a place for Mom. You CAN rent it out if you understand how to apply the Fair Housing Act, and care-taking is part of the agreement for staying there. However, understand that without it, you are doing an illegal rental under local code. I suggest renting out only if you have a person over age 60 living somewhere on your property, or a person even with a partial disability, so you can obtain special accommodation to local housing code. To illustrate:

Example A: Build "temporary" tiny house and rent it for $900 a month. The city will call this an "illegal rental" if they find out about it (a neighbor complains).

Example B: Build tiny house shed and rent to a student for $900 a month, after paying student to take out trash every week for Mom, who is over age 60, or help with other "activity of daily living." This could be a special exemption from local city code under the Fair Housing Act.

Example C: Your child has a learning disability, and the tutor sleeps in the tiny house as part of their exchange for tutor services.

Example D: You build the tiny house for daytime use only, like an office, with the blessing of the city.


Better than a shipper container. Please note: These units are for the SHELL ONLY!!!! You are buying the hardest part- the insulated box. No...I do not include bathrooms and kitchens...that part is easy but up to you with local labor. Electrical is easy. It just depends on how elaborate you want to get. I can show you a $20 electrical outlet solution using an extension cord.

These are unassembled, and take less than a day to assemble for a 10 x 12 unit. Most people have a family or friend help them with that. If you need help finding someone, I can help, but generally I do not maintain a list of people who assemble these, and no, I will not assemble it for you, so please don't ask.

Now larger size widths available! Instead of 10 x 12, how about 11 x 12? ($400 extra), or 12 x 12 ($800 extra)?

Assembly is easy. Just need a person who knows how to use a drill and a saw. Goes together in just a few hours. The panels can be carried into any backyard space. Cheaper than a mobile home and can sit there while looking good at the same time.

These are made of insulated steel, not wood. No mold, no fire, no termites! Bugs hate it and steel does not catch fire!
